From a Single Neighbourhood to a City-Wide Practice
Anggun began as a small advisory in Mont Kiara, working with a handful of international professionals who had grown frustrated with the standard rental experience — portals full of outdated listings, agents with little time to listen, and properties presented without any honest assessment of their drawbacks.
The founding principle was direct: prepare a considered shortlist, visit every property ourselves, and give clients enough information to make a decision they feel confident about. No pressure. No manufactured urgency. Just clear information and unhurried viewings.
Over time, that approach attracted clients with more complex requirements — families relocating from abroad, executives taking extended assignments, and individuals seeking the city's upper-tier residences. Each new type of engagement shaped the service further.
Today, Anggun works across Kuala Lumpur's mature residential districts, from the shaded streets of Damansara Heights to the sky addresses of KLCC, maintaining the same discipline that defined the original practice: work with fewer clients, and do it properly.

Property Pre-Assessment
Every property on a shortlist is visited before it is shared with a client. We form independent impressions — natural light at different times of day, traffic and noise patterns, building maintenance standards — and share these honestly.
Client Confidentiality
Client information — financial, personal and domestic — is held in strict confidence. We do not share client details with owners or third parties without explicit consent, and we do not retain information beyond the active engagement.
Transparent Scope Agreements
Before any advisory work begins, the scope, fees and process for each engagement are confirmed in writing. There are no hidden charges and no ambiguity about what is included within the programme fee.
Impartial Advice
We are engaged by clients, not owners or developers. Our shortlists are prepared without financial influence from any landlord, and our assessments reflect what we genuinely consider appropriate for each household's situation.
PDPA Compliance
All data handling is conducted in accordance with Malaysia's Personal Data Protection Act 2010. Clients may request access to their records, request corrections, or withdraw consent to data retention at any time.
Board of Estate Agents Recognition
Our principal advisors hold registration under the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP), ensuring all advisory and agency functions comply with Malaysian professional standards.
Residence Advisory in Kuala Lumpur's Mature Districts
Kuala Lumpur's residential landscape has matured considerably over the past decade. Certain districts — Mont Kiara, Bangsar, the KLCC corridor, Damansara Heights and Bukit Tunku — have established themselves as the preferred addresses for working professionals, international families and long-term residents seeking stability, community and quality of construction in a single address.
Within these districts, the range of available residences is broad: from architecturally significant colonial-era bungalows adapted for contemporary living, to purpose-built condominium towers with full facility decks, to full-floor penthouses with unobstructed city and park views. Navigating this range without an informed guide is time-consuming and, in the upper tier, often not possible without established owner relationships.
Anggun works within this landscape as a client-side advisory. We are not developers, nor do we hold stock. Our value lies in the quality of our knowledge — the individual assessments we have formed across hundreds of properties over more than a decade of active practice — and in our ability to present that knowledge clearly and honestly to each client.
Our practice is based in Mont Kiara, which gives us natural proximity to one of KL's most internationally diverse residential communities. From here, we work across the full breadth of the city's prime residential districts, travelling to each neighbourhood regularly to maintain the currency of our assessments.
