• "Agreement" refers to these Terms and Conditions, together with any engagement letter or service confirmation provided to you.
• "Anggun", "we", "us", "our" refers to Anggun, a residential advisory firm registered and operating in Malaysia.
• "Client", "you", "your" refers to any individual or household engaging our services or accessing our website.
• "Service" refers to the residential advisory programmes offered by Anggun, including Curated Residence Search, Extended Stay & Family Relocation, and the Signature Penthouse & Sky Residence Programme.
• "Website" refers to the digital presence accessible at anggunm.live.
• "Content" refers to all text, images, documents, and other material published on or through the Website.

Section 02

Acceptance of Terms

By accessing our Website, submitting an enquiry, or engaging our advisory services, you confirm that you have read, understood, and agreed to these Terms. If you do not agree, please do not use our Website or services.

Our services are intended for individuals aged 18 and above who have the legal capacity to enter into binding agreements. By engaging us, you confirm that you meet this requirement.

Where services are engaged on behalf of a company or household, the individual making the engagement warrants that they have the authority to bind that entity to these Terms.

Service Description

Anggun provides residential advisory services to individuals and families seeking rental accommodation within Kuala Lumpur and surrounding mature residential districts. Our three service programmes are:

• Curated Residence Search (RM 2,640): an edited shortlisting and accompanied viewings service for clients settling within KL's established neighbourhoods.
• Extended Stay & Family Relocation Service (RM 7,500): a comprehensive coordination service covering search, lease preparation, utility setup, and ongoing tenancy management for households relocating for twelve months or longer.
• Signature Penthouse & Sky Residence Programme (RM 10,900): a discreet advisory arrangement for clients seeking the upper tier of the KL residential market, with access to off-market and architecturally significant residences.

Services are available to clients based in, or relocating to, Malaysia. We reserve the right to decline an engagement at our discretion, without being required to provide a reason.

Section 04

Client Responsibilities

To allow us to deliver an effective service, clients are expected to:

• Provide accurate and complete information regarding their requirements, preferences, and circumstances at the outset and throughout the engagement.
• Respond to communications from our advisors within a reasonable timeframe.
• Attend scheduled viewings as agreed, or provide reasonable advance notice if unable to do so.
• Refrain from approaching owners, agents, or property managers introduced through our advisory independently, without our involvement, during or within six months following the conclusion of an engagement.
• Use the Website and its Content only for lawful personal purposes consistent with the intent of these Terms.

The following uses are not permitted: attempting to access restricted areas of the Website, introducing malicious code or data, misrepresenting your identity or circumstances, or using our advisory introductions for purposes other than your own residential requirements.

Intellectual Property

All Content on this Website — including text, imagery, layout, and branding — is the property of Anggun or is used with appropriate permission. It is protected under applicable Malaysian intellectual property law.

You are granted a limited, non-exclusive, non-transferable licence to view and print Content from this Website for your own personal, non-commercial use. This licence does not permit you to reproduce, redistribute, or commercially exploit any part of the Website without our prior written consent.

The Anggun name, logotype, and associated marks may not be used in any context without our express written permission.

Fees & Payment

Service fees are denominated in Malaysian Ringgit (RM) and are as follows: Curated Residence Search — RM 2,640; Extended Stay & Family Relocation Service — RM 7,500; Signature Penthouse & Sky Residence Programme — RM 10,900.

Payment terms and accepted methods will be set out in your engagement confirmation. Unless otherwise agreed in writing, fees are payable in advance of service commencement. All applicable taxes are the responsibility of the client.

Refund requests are considered on a case-by-case basis. Where a service has been partially delivered, refunds will reflect the portion of work not yet undertaken, assessed at our reasonable discretion. We will always aim to handle such situations fairly and with appropriate consideration for your circumstances.

Service-Specific Terms

The following additional terms apply to our advisory services:

• Shortlist and viewings: the number of properties presented and viewings arranged is determined by the scope of each programme. Additional viewings beyond the agreed scope may be subject to supplementary fees, communicated in advance.
• Lease and negotiation: where we assist with lease review or renewal negotiation, this is advisory in nature and does not constitute legal advice. Clients are encouraged to seek independent legal counsel for complex tenancy matters.
• Timelines: we work at a considered pace and do not apply pressure toward decisions. Estimated timelines are indicative and depend on market availability and client responsiveness.
• Confidentiality: information shared about off-market residences and resident profiles is provided in confidence and must not be disclosed to third parties.

Disclaimers

Our advisory service is provided in good faith based on professional experience and available information. However, we do not warrant that:

• Any particular property will meet your requirements or be available at the time of viewing.
• Information provided by owners, agents, or building managers is complete or error-free.
• The Website will be available without interruption or entirely free of technical error.

Nothing on this Website constitutes legal, financial, immigration, or tax advice. We recommend consulting appropriate professionals for matters beyond residential search and coordination.

The Website and its Content are provided on an "as available" basis, without warranties of any kind beyond those required by Malaysian consumer law.

Section 09

Limitation of Liability

To the extent permitted by Malaysian law, Anggun's total liability to you in connection with any service or use of this Website shall not exceed the fees paid by you for the relevant engagement.

We shall not be liable for indirect, consequential, or incidental losses — including loss of income, opportunity, or data — arising from your use of our services or Website, even where we have been informed of the possibility of such losses.

Nothing in these Terms limits our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation, or for any liability that cannot be lawfully excluded under Malaysian law.

Events outside our reasonable control — including building access restrictions, owner non-availability, or unforeseen market conditions — shall not constitute a breach of our obligations under these Terms.

Section 10

Indemnification

You agree to indemnify and hold harmless Anggun, its advisors, and staff from and against any claims, losses, or expenses (including reasonable legal costs) arising from your breach of these Terms, your misuse of the Website, or your provision of false or misleading information in connection with our services.

Section 11

Termination

Either party may bring an engagement to a close by providing written notice. Where services have been partially delivered, any refund owed will be calculated in accordance with Section 6.

We reserve the right to terminate an engagement and suspend Website access immediately if we reasonably believe there has been a material breach of these Terms, misrepresentation, or conduct that places our team or third parties in an uncomfortable or harmful position.

Provisions relating to intellectual property, limitation of liability, indemnification, and dispute resolution shall survive the termination of any engagement.

Section 12

Dispute Resolution

These Terms are governed by and construed in accordance with the laws of Malaysia. The courts of Kuala Lumpur shall have jurisdiction over any disputes arising under or in connection with these Terms or our services.

Before commencing formal proceedings, we invite you to raise any concern directly with us at [email protected]. We will make a genuine effort to reach a mutually satisfactory resolution within 30 days of receiving your written concern.

If informal resolution is not possible, either party may refer the matter to mediation in Kuala Lumpur before initiating court proceedings, unless urgent injunctive relief is sought.

Section 13

General Provisions

• Entire agreement: these Terms, together with your engagement confirmation, constitute the full agreement between us regarding the subject matter herein.
• Severability: if any provision is found unenforceable, the remaining provisions continue in full effect.
• Waiver: failure to enforce any provision does not constitute a waiver of the right to enforce it in future.
• Assignment: you may not assign your rights under these Terms without our written consent. We may assign our obligations in the context of a business transfer, provided client service standards are maintained.
• Notices: formal notices should be sent to [email protected] or to our registered address below.

Section 14

Changes to These Terms

We may update these Terms from time to time to reflect changes in the law, our services, or our operating practices. The current version will always be published on this page with an updated "Last updated" date.

Where changes are material, we will make reasonable efforts to notify active clients. Continued use of our services after an update has been posted constitutes acceptance of the revised Terms. If you do not agree with a change, you may terminate your engagement in accordance with Section 11.
